The Minutes of the January 19, 2011, Nyack Architectural Review Board Meeting have been approved.

1. 127 Depew Avenue. Patrick Scanlon for Bernard Allen. Application to replace rear stairs with landing and stairs facing in opposite direction. The proposal complies with zoning requirements.

 

No public comment. Motion by Member Mathews, seconded by Member Brown to close the public portion. Approved by a vote of 3 to 0.

Motion by Member Mathews, seconded by Member Brown to approve the application as submitted, with the following notation by the applicant: The staircase and landing will be stained and not left as raw wood.

Approved by a vote of 3-0.

 

2. 294 Main Street. 294 Main Street Association LLC. Application for exterior alterations and signage. Present were Bart Rodi, Engineer, and Ira Kwell, principal of the company. All proposed signs are code compliant.

 

No public comment. Motion by Member Mathews, seconded by Member Brown to close the public portion. Approved by a vote of 3-0.

Motion by Member Brown, seconded by Member Mathews to approve the application with the following conditions as agreed to by the applicant:

1. The roof shingles are standard, not rusticated roof shingles;

2. The door is to be the Narrow Stile from the Basic Three Flyer in a Brown Duronotic Finish as presented. Drawing is labeled as Drawing B.

3. Approved is the drawing dated February 4, 2011. It indicates the west elevation with the door removed and replaced by a window to match the existing windows.

4. All architectural items on the 2/4/11 drawing are approved as presented with the exception of the temporary sign and the bracket for the perpendicular sign. 5. Sign option labeled A with the parallel sign on the western façade indicating Money Transfer is approved. The option with phone numbers and Space Available for Rent is not approved;

6. The window sign on the south elevation is approved as presented;

7. The lighting fixtures are approved as proposed. The goose neck fixture will be finish number 51, Architectural bronze;

8. The Victorian ornate bracket that was presented is not approved. The applicant agreed to substitute a simple geometric dark bracket in a finish to match the window and door trim;

9. Paint treatments were proposed for the surfaces of the building. Any of the three options discussed are approved by this Board. Option 1 would be the entire building being painted a solid color in Lancaster Whitewash; Option 2 would be a horizontal band of a different color on the lower section of the building; Option 3 would be to have the volumes of the building punched out in slightly different colorations. Any of the above options are acceptable;

8. The Board has no objection to the visual appearance of the proposed ATM inserted in the south elevation;

9. The door sign presented on the south elevation door is approved as presented with individual vinyl mounted letters.

Approved by a vote of 3-0.

 

3. 159 Main Street. Canisha Burrell for “Unique Hair Flair”. Application for two window signs. The applicant has presented two signs, one which is a vinyl sign that is to adhere to the interior side of the door glass, and the second is a parallel sign that is to be inserted in the transom above the entry door.

 

No public comment. Motion by Member Brown, seconded by Member Collins to close the public portion. Approved by a vote of 3-0.

Motion by Member Brown, seconded by Member Mathews to approve the application with the following condition as agreed to by the applicant:

 

1. The sign over the transom is to be trimmed to fit the opening of the glass exactly and to look like it is framed by the wood framing of the transom. That sign must be mounted in such a way so that it looks like a substantial permanent sign and not a temporary sign.

 

Approved by a vote of 3-0.
