Superblock RFP Response - Dorgan
Dorgan Architecture & Planning is a mission driven practice committed to participatory
practice in the public interest. Our community design practice works for municipalities,
neighborhoods, not for profit organizations, federal and state agencies and other organizations
to engage community members in research, design and implementation of community
development strategies. Our expertise in participatory methods, green building, contextual
design and healthy communities informs our projects. Major focuses of our work are Main
Street redevelopment and affordable housing.
To respond to the Village of Nyack RFP for Feasibility Studies for the Nyack Superblock
we’ve assembled a team of national leaders in the aspects of effective urban planning for livable
communities which are necessary to determine the most feasible approach to the
redevelopment of the Nyack ‘Superblock” that meets the community’s goals. Members of this
team recently assisted the owner of the Ritz Theater in Newburgh, NY to analyze their market,
and develop preliminary capital and operating budgets. This information is helping to advance
the redevelopment including securing $400,000 in grant funding through the 2010
Transportation, Housing and Urban Development Appropriations bill as a first step in funding
the $12M rehabilitation. We have significant experience with project of similar scale and
challenges.
The feasibility study prepared by our team for the Superblock will respond specifically to
Nyack’s goals and the local conditions. We will invest creative time and energy in the
investigation and analysis. We will not simply present formula recommendations recycled from
other projects. Our team members are committed to mixed-use and arts-based development for
successful and walkable, cultural, retail and community centers. We understand the need for
independent analysis. We will not work with any of the developers solicited by the RFP and do
not have a history of doing so.
Our team looks forward to making a contribution to a satisfying participatory process
that leads to real incremental and sustainable change in the Village of Nyack. We look forward
