The Land Use Technical Committee (LUTC) has proposed a phase I list of zoning changes to the Village Board. Phase I includes:
a. Adding a “Sustainability” chapter to the Village Zoning Code to provide incentives for the use of green infrastructure in connection with development applications.
b. Establishing a Downtown Mixed Use (DMU) Overlay Zoning District to provide for flexibility in the current requirement for ground floor retail uses in areas of the DMU zone outside of the core downtown retail area.
c. Establishing a minimum unit size of 450 square feet for studio apartments in the Village of Nyack.
d. Modifying the residential density requirement in the DMU zoning district.
